Tax Deed SalesFlorida Property Owners are required to pay property taxes on an annual basis to the County Tax Collector. If the owner neglects to pay his/her taxes, a “Tax Certificate” is sold by the Tax Collector. The certificate holder may file an application and request the sale of the property to satisfy the certificate. All owners and lienholders are notified of the sale.
Tax Deed Sales are governed by Florida Statutes Sections 197.122 and 197.502-603. The Clerk of Court acts as an auctioneer for “Tax Deed Applications” submitted by the Tax Collector. The courts are not involved in Tax Deed Sales.
The Suwannee County Clerk of Court conducts all Tax Deed Auctions online. Bidders may register to view and bid on Tax Deeds currently scheduled for sale. A deposit is required to make a valid bid. The deposit is due upon the highest bid for $200 or 5% of the bid, whichever is greater.

Properties will be advertised in the Live Oak Reporter one day a week for four consecutive weeks prior to each sale per Florida Statutes 197.512. Properties’ information may also be viewed online 30 days prior to any sale at suwannee.realtaxdeed.com.
For information on redeeming/paying your property taxes to be removed from auction, please contact the Tax Collector’s office by calling 386-364-3440 with the parcel and/or tax deed number.
Any overbid proceeds from a Tax Deed Sale will be held per Florida Statutes and if not claimed after one year, Suwannee County Clerk of Courts will forward the overbid proceeds to the State of Florida as unclaimed property.
